Terms of Service

Last updated June 16, 2025 · These are the rules for using Homeowner OS.

What Homeowner OS is

Homeowner OS is a neutral information and document-preparation platform built for homeowners. It helps you understand your options, fill out contract templates, organize your transaction, and access plain-English explanations of real estate concepts.

Think of it as a very capable assistant that helps you prepare — not as a professional who can give you legal, financial, or licensed real estate advice.

What Homeowner OS is NOT

Not a licensed real estate broker. We do not list property, represent buyers or sellers, or negotiate on your behalf. We do not hold a real estate license in any state.

Not a law firm and not your attorney. Nothing on this platform is legal advice. The contract templates are starting-point documents, not final legal instruments. You are responsible for having any contract reviewed by a licensed real estate attorney in your state before signing.

Not a financial advisor. Nothing on this platform is financial advice. Any figures, estimates, or projections are for informational purposes only.

The neutral platform promise

Homeowner OS does not favor buyers, sellers, agents, investors, lenders, or any other party. We do not accept referral fees, lead fees, or commissions from any professional listed or connected through the platform. Our only business model is subscriptions from homeowners and licensed professionals who pay for platform access.

If a professional connected through Homeowner OS offers you a service, you are free to hire them, ignore them, or shop elsewhere. We have no financial stake in that decision.

Your responsibilities as a homeowner

  • Provide accurate information. Do not enter false names, addresses, or figures into contract templates.
  • Do not use the platform to commit fraud, misrepresent property, or deceive any party to a transaction.
  • Keep your login credentials secure. You are responsible for all activity under your account.
  • Consult a licensed attorney, CPA, or real estate professional before signing or relying on any document generated by this platform.

Professional subscriber responsibilities

If you are an attorney, real estate agent, contractor, or other licensed professional who subscribes to Homeowner OS:

  • You must hold all required licenses in the jurisdictions where you practice.
  • You must comply with all applicable professional conduct rules and state licensing laws.
  • You may not use the platform to solicit homeowners in a manner that violates anti-solicitation laws or your professional code of ethics.
  • You represent that the information in your professional profile is accurate and up to date.
  • You may not use platform access to compete with or undermine the platform itself (e.g., scraping homeowner data or building a competing product).

Payment terms

Paid plans are billed monthly or annually depending on the plan you choose. All prices are in USD.

  • Subscriptions renew automatically. You can cancel any time from your account settings.
  • Cancelling stops future renewals. You retain access through the end of the period you already paid for.
  • We do not offer refunds for partial billing periods, except where required by law.
  • We may change pricing with 30 days notice. You can cancel before the new price takes effect.
  • Payments are processed by Stripe. We do not store your card details.

Intellectual property

The Homeowner OS platform, branding, and original content are owned by Homeowner OS. The contract templates are based on publicly available legal forms and are provided as editable starting points — you own any document you create using the platform.

You grant us a limited license to store and process the content you enter into the platform solely for the purpose of providing the service to you.

Limitation of liability

To the maximum extent permitted by law, Homeowner OS is not liable for any damages arising from your use of the platform — including lost profits, transaction losses, or any damages resulting from a contract you filled out using our templates. Your sole remedy for dissatisfaction with the platform is to cancel your account.

Governing law

These terms are governed by the laws of the State of Delaware, without regard to conflict-of-law principles. Any disputes will be resolved in the courts of Delaware unless otherwise required by law in your jurisdiction.

Changes to these terms

We may update these terms from time to time. If we make material changes we will notify you by email. Continued use of the platform after notice of changes constitutes acceptance.
